This candidate will be a key part of the North America Operations (NA Ops) Real Estate team and will be responsible for assisting in overall lease administration with the existing and expanded fulfillment center network Portfolio for operational expense budgets and reconciliations.
This role will review, analysis, process and audit of all lease operational expense budgets and reconciliations manages third party consultants and audit firm.
This candidate will perform a full range of lease interpretation; auditing and financial functions in an extremely fast paced environment with a high degree of ambiguity.
Responsibilities Analyze and process Landlord budgets and reconciliations of operating expenses including, but not limited to Common Area Maintenance, Real Estate Taxes, Utilities and Insurance in a timely manner.
Confirm billings are in accordance with the lease terms and conduct a thorough desktop audit including verifying the pro-rata share, credit for monthly escrows, and evaluate for reasonableness with prior period reconciliations.
Negotiate discrepancies with Landlord and work through to resolution.
Work with external analysts to review and analyze annual budgets and reconciliations.
Management of external auditor relationship and auditor findings, and pursuit of claims.
Supports external auditors by coordinating information requirements and conveying information to lease administrators.
Communicates audit progress and findings by preparing reports; providing information in meetings.
Engages Lease Administrators and Property Managers in audit findings and the proposed resolution of complex and disputed variances.
Cost Savings, recovery and avoidance tracking.
Coordinate with Lease Administrators and 3rd party management to enter and maintain accounting distributions to General Ledger accounts using the commercial lease administration software application.

Estimated Salary: $20 to $28 per hour based on qualifications.
