Non-Exempt GENERAL SUMMARY OF DUTIES:
Functions in a support role to the Service Manager and District Service Manager.
Responsible for ensuring that the physical aspects of the community meet the company's established standards and any applicable laws.
The Service Technician diagnoses problems and makes repairs in areas such as HVAC/cooling tower, boiler systems, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliance.
Service Technicians are responsible for make ready vacated apartments or supervising the work of third- party vendors for re-leasing as needed and assigned.
Associates may be certified in one or all of the skilled trades in which they are responsible.
On-Call rotation may be required as needed.

Essential Functions:
Level 1:
1.
Respond to common area and resident requests for maintenance and service by taking appropriate action to repair and/or restore service within the quality and time standards established by the organization.
2.
Maintain the overall appearance and cleanliness of the community as assigned including grounds, amenities, building exteriors, market ready units, interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots and other buildings and common areas are free of debris, trash, graffiti, and other items which affect the appearance of the community.
All deficiencies and or risk management safety issues are reported immediately.

Ensure that apartments are ready for occupancy as directed by the Service Manager.
May be required to perform various tasks and as needed including electrical, HVAC, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, as well as carpet cleaning, painting, and overall apartment cleaning or other activities as necessary or as directed.

Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory.
5.
Provide superior customer service to internal and external customers.
6.
Comply with all Company policies and procedures related to employment.
7.

Senior Service Technician will perform all essential functions of Level 1 with a higher level of responsibilities.
1.
Provide a more complex level of services as needed for a high-profile high-rise community, large complex community or for multiple communities.
2.
Assist in training and mentoring of new Service Techs or Apprentices.
3.
Assist with scheduling and supervising contractors as requested.
4.
Assist with purchasing supplies and equipment to maintain appropriate levels of inventory working within the budget guidelines if requested.
PERFORMANCE REQUIREMENTS:
Knowledge of organizational and community policies and procedures.
Ability to apply policies and procedures to solve everyday issues.
Knowledge of an ability to follow proper safety techniques in accordance with Company, community, OSHA, EPA, and departmental policies, procedures and standards.
Must have knowledge and experience with electrical, HVAC, plumbing, carpentry, and appliance repair.
Demonstrated ability to understand and comprehend instructions.
Immediately reports any mechanical or electrical equipment malfunctions, associate/resident/visitor injuries or accidents, or other safety issues to the appropriate individual(s).
Ability to proactively recognize and implement superior customer service to internal and external customers.
Must know and follow the Fair Housing laws.
Ability to examine and repair various types of service equipment.
Ability to acquire knowledge of OSHA and EPA requirements.
Ability to exercise initiative and problem-solving skills.
Ability to be pleasant with others on the job and displaying a good-natured, cooperative attitude.
The ability to bend, stretch, twist, or reach with your body, arms, and/or legs.
The ability to exert maximum muscle force to lift, push, pull, or carry objects.
Ability to physically access exterior and interior parts of the community and amenities and be able to climb ladders and access small crawlspaces.
Ability to respond to questions or resolve resident, vendor, contractor or work scheduling issues.
Ability to work in conjunction with Company managers and associates.
Must have effective verbal and listening communication skills.
Ability to use a computer, a smart phone, and enter service ticket information into the system.
TYPICAL PHYSICAL DEMANDS:
Some bending, stooping and stretching.
Must be able to push, pull, lift, carry or maneuver weights up to one hundred (100) pounds independently and two hundred and fifty (250) pounds with assistance.
Requires eye-hand coordination and manual dexterity sufficient to operate tools and equipment.
Sensory capability to detect odors and hear sounds necessary to detect, diagnose, and repair machinery.
Requires normal range of eyesight.
Regular and consistent attendance on the job is an essential function.

Periodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Flexible schedules with occasional evening and regular weekend work.
Required to participate in rotation to be On-Call.
EDUCATION AND
Experience:
Level 1:
1.
High School Diploma or its equivalent preferred or Technical or vocational certificate and or degree preferred.
2.
Minimum of one to two years of relevant experience in building and mechanical maintenance Including plumbing, electrical, appliance repair, painting and drywall.
3.
Experience and knowledge of HVAC and carpentry a plus.
4.
EPA Type II, III or Universal certification preferred.
5.
Fire control room/fire life safety systems is a plus for most tower communities.
Weekly fire pump testing certification is a plus for these communities.
6.
Certification in Chlorine, Fluorine, and Carbon (CFC) preferred.
7.
Some locations require certification in pool operation (CPO).
8.
Must have and maintain a valid driver's license unless otherwise noted.
