Position Summary Southern Land Company, a national real estate development and construction firm headquartered in Nashville, TN is seeking a full-time Estimator/Project Coordinator to join our dynamic team.
The position of Estimator/Project Coordinator is an integral part of the P & E Department and will be involved in numerous facets of the company to keep production running seamlessly.
This position is a key point of contact for builders in the field, our Trades, and our Accounting Department.
This position will report directly to the Director of Purchasing and Operations.
This position will assist the team with Change Orders, VPO's, and Custom Options estimates.
Primary Responsibilities Ensure that plans reflect community and municipal requirements.
Obtain plot plans and red-lined construction drawings necessary to create permit and start packages Create job start packages for each job and release to construction team Generate or obtain material takeoffs and bids from vendors, enter data, verify accuracy, and maintain information for custom option requests Create accurate base estimates for houses to be built through SAGE Estimating and BuilderMT Create initial and stage release purchase orders and work orders for all construction starts Process VPO requests from the field for extra material and other variance requests as approved by division p/e and/or construction manager(s) Review change orders as they are processed and ensure system, paperwork, internal team and trade base are aware of any applicable changes Assist in providing feedback and identifying opportunities to improve takeoffs and budgets based on VPOs Assist with Options management- ensure samples are up to date and accurate, and database reflects what we are currently offer Skills/Knowledge/Experience Knowledgeable about the residential construction industry including construction costs, materials, products, methods and procedures Must have thorough knowledge of the trades, vendors and equipment needed to complete the job, plus the ability to identify potential opportunities for improvement Experience with doing and verifying takeoffs and unit cost-based purchasing Proven organization skills in a high-paced work environment Must be able to use word processing, e-mail, spreadsheets, database software, creation of reports and database maintenance Strong working knowledge of Microsoft Office Ability to keep sensitive information highly confidential Excellent written and verbal communication skills Strong interpersonal skills, and the ability to deal professionally with clients, vendors, and co-workers on the phone and in person Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion Ability to work independently and collaboratively, prioritize work and ask for further clarification when necessary Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events Education and Experience Ability to review, analyze and interpret information as well as trouble-shoot to solve problems 2-4-year degree in Construction or Management preferred Knowledge and/or experience with SAGE Estimating and BuilderMT (WMS) preferred Local candidates with familiarity of Franklin/Nashville area preferred Prior experience in the homebuilding industry, either with a homebuilder or a Trade/Supplier preferred Company Overview Southern Land Company believes that community is the heart of every successful development project.

The check will bounce and the victim is left responsible.
